Shuls in the R9 and R15 zones (the Brookwoods, most of flair, Harmony farms, Robyn estates) shuls will be allowed on a corner lot with a minimum of 20,000 square feet. Off street parking will be required. The parking required will be 1 spot per 4 mispallelim plus 1 spot per 100 square feet of simcha halls. A mikvah in a shul will not increase the parking requirement.
In other zones shuls will be allowed on 1 acre. (The current minimum is 2 acres)
A shul on 1 acre must have frontage on a main road. The setbacks and buffers for shuls between 1 and 2 acres will be minimal. Off street parking will be the same as in other zones.
For shuls over 2 acres, larger setbacks and a 50 foot perimeter buffer will be required. The off street parking requirements will remain the same as other zones
Mikvaos will be permitted in all zones with a lot minimum of 20,000 square feet. In residential zones Mikvaos will be limited to 4 rooms. The parking requirement will be 1 parking spot per room plus an additional parking spot for each 400 square feet of common area.
Mikvaos in the Highway Commercial or Neighborhood Commercial zone will not have a limit on the amount of rooms. The parking requirement will be 1 parking spot per room plus an additional parking spot for each 400 square feet of common area.
